We also finance bank-owned, wholesaled, HUD foreclosures, short sales, and auctioned properties.

Pre-approvals are typically issued within 24–48 hours. Closings can happen within 5 business days, allowing you to compete with all-cash buyers. Pre-approvals are valid for 60 days.

Fix & Flip and Ground-Up Construction require 620+, with some exceptions considered. DSCR loans require 660+. Rates and terms also depend on experience, down payment, and liquidity.

Yes, in certain scenarios. Cross-collateralization or our Down Payment Reserve Account can enable 100% financing. For ground-up construction with a free-and-clear lot, Merchants can finance 100% of hard construction costs.
