Merchant Mortgage & Trust Corporation (MMTC) offers strategic loan options to assist real estate investors who desire to build and maintain lucrative rental portfolios.
Through our DSCR program, investors can access flexible terms and rates starting at 7%. Loans can be used for either the purchase or refinance of investment properties with cash out or no-cash out options available. Stabilized properties are preferred, but we will also accept soon-to-be leased properties.
Please note that all terms and conditions of the loan are subject to underwriting of both the Borrower and the subject property.
A sliding prepayment penalty may apply.
Approved Property Types
1-4 unit residential, condos and townhomes.
Stabilized properties are preferred, but we soon-to-be-leased properties are acceptable. All properties must be non-owner occupied.
We lend up to 80% LTV of the current appraised value of the property. (This is dependent on State/Credit and other qualifications.)
Please note that the LTV limit is subject to underwriting of the DSCR multiple and appraised value of your property.
Fully Amortizing Schedule
The loan will begin amortizing from the onset with Principle and Interest due on a monthly basis.
We offer 30 year fixed, fully amortized or interest only for the first 10 years.
Our rental property loans are offered at a fixed rate as low as 7% with a 1.5% origination fee.
