30-Year Rental Property Loans
Merchant Mortgage & Trust Corporation (MMTC) offers a strategic loan to assist real estate investors with their desire to build and maintain lucrative rental portfolios. Through our 30-year rental property loans, investors can access competitive rates as low as 5.50% with a 30-year term. Loans can be used for either purchase or refinance of investment properties (cash out or no-cash out options available). Stabilized properties are preferred, but we will also accept soon-to-be leased properties. Please note that no short-term rentals (Airbnbs/VRBOs) are allowed at this time.
Terms of our 30-Yr Rental Property Loan & Average Rates
Please note that all terms and conditions of the loan are subject to underwriting of both the Borrower and the subject property.
Our rental property loans are offered as at a fixed rate as low as 5.50%. Origination fees typically range from 1.50 – 2.0%.
Investory Friendly Underwriting
We lend to both Individuals and Entities (LLC, Corps, LP).
Approved Property Types
Approved property types include SFR, 2-4 unit properties, and townhomes. Stabilized properties are preferred, but we also accept soon-to-be-leased properties. All properties must be non-owner occupied. No short-term rentals (Airbnbs/VRBOs) allowed at this time.
Maximum Loan To Value Ratio (LTV)
We lend up to 75% LTV of the current appraised value of the property. Please note that the LTV limit is subject to underwriting of the Debt Service Coverage Ratio (DSCR) multiple and appraised value of your property.
Sliding Prepayment Penalty
All loans are subject to a sliding three year prepayment penalty (3% in Yr 1; 2% in Yr 2; 1% in Yr 3).
Fully Amortizing Schedule
The loan will begin amortizing from the onset, with Principle & Interest due on a monthly basis.
